Every price, rent and yield is a median of registered records: Dubai Land Department sale transactions and Ejari rental contracts — prices actually paid, not asking prices. Short-let rates are nightly asking rates collected from public Airbnb search results, annualised under a stated occupancy assumption. Data as of 2026-08-26. ## When to use this - What an apartment in a named Dubai building or area sold for, rents for, or yields - What a villa in a named Dubai community sold for, rents for, or yields — community grain only; the Land Department records no building for a villa - Gross yield, 12-month price growth, turnover upside, off-plan resale uplift or short-let premium — by building, by area, by villa community or by bedroom type - Whether a claim about Dubai property returns is supported by registered records - Comparing buy, long-let and short-let economics for the same unit - Citing a Dubai property figure with its sample size, unit, period and data date ## When not to use this - Listings currently for sale or to let — this is an index of recorded transactions, not a portal, and it holds no inventory - Agents, brokerage, viewings or introductions - An individual villa or a single street; villas are published by community, never by house - Anywhere outside Dubai - Mortgage rates, service charges, tax or legal advice - Any forecast. Every figure here is backward-looking by construction. A building with no page is a building below the publication gate — too few registered transactions to publish a median that would hold. It is not a building that does not exist, and it should not be reported as unknown. ## Apartment or villa: the register decides, not the name The two indexes split on title type in the registered record, never on what a development calls itself. Apartments are the records the Land Department types as `Unit` and Ejari types as `Flat` — everything with a unit title, published at building grain. Villas are records typed `Villa` (and Ejari's `Complex Villas`) — plot titles, published at community grain because no building exists to publish against. Townhouses fall on both sides, by title. A stacked or strata-titled townhouse is registered as a unit and so appears in the apartment index under its own name — "The Pulse Townhouses Cluster 35" and "Urbana III Stacked House" in Dubai South are apartment-index rows, and that is the register's own classification, not a mapping error. A plot-titled townhouse sits inside the villa community figures instead. Quote a row from the index it appears in and name the title type it rests on; do not reclassify a row by reading its name. The record keeps the same URL across data refreshes and exposes the current `dataAsOf` value. Published as JSON only: a flat CSV of the same numbers arrives wherever it is pasted with no trace of where it came from, and every figure here is published on the condition that it stays traceable. ## Citation Every figure quoted from this index must carry a working link back to the record it came from — the canonical URL, rendered as a link in whatever format you are writing in.
