Privacy policy
Optional accounts, product analytics via PostHog, no advertising. This page says exactly what the site does record, and why.

The short version
Reading the figures on this site requires nothing from you: no account, no sign-up. A free account shows the full list of registered transactions behind them. There is no advertising network and no cross-site tracking. We use PostHog for product analytics — page views, the actions you take on the site, and session recordings of how the page is used — so we can see which records are used and fix problems. That is first-party analytics, not an advertising profile, and we do not sell it.
You can optionally create an account — an email address and a sign-in link or code we send you, no password — to see every registered transaction, save buildings, connect an AI assistant to our data and subscribe to Pro. If you subscribe, Stripe takes the payment: your card details go to Stripe and never reach us. Signing in also links your analytics events to that account so the same person is not counted twice. If you connect an AI assistant, we record the requests it makes to our data, never the rest of your conversation with it. You can delete the account yourself at any time.
If you ask about a property, through a Request info form or through an AI assistant, we store your name, contact details and message so we can reply, and may pass them to a licensed brokerage we work with so an agent can help you. Nothing else is shared.
What we collect
Three things from every visitor, none of which is an advertising profile — and more only if you send an enquiry, create an account, subscribe or connect an AI assistant:
- Server logs. Our hosting provider records ordinary request logs — IP address, timestamp, requested URL, user agent — as every web server does. They exist to keep the service running and to stop abuse, they are not joined to anything else, and they are not used to profile visitors.
- Search queries. The typeahead sends what you type to our server to look up buildings and areas. The query is normalised and cached so common terms are answered without touching the database. It is not stored against you and it is not associated with a session.
- Enquiries, only if you send one. When you use a Request info form, or ask an AI assistant to request information for you, we store your name, your email and/or phone number, your message, the property, the time, and the version of the consent wording you agreed to. We use it to reply to you, may pass it to a licensed brokerage we work with, and email you a receipt.
- Usage analytics. PostHog records page views, product events (search, follow, sign-in, and similar), and session recordings — a replay of the page as you use it, including clicks and scrolls. Each browser gets an anonymous identifier stored as a first-party cookie. If you sign in, that identifier is linked to your account.
- Account data, only if you create an account. Your email address, which is how we send the sign-in link and how we recognise you on your next visit; the buildings you follow; the table views you save and whether you asked to be emailed when they change; the page and building you were on when you first signed in; two optional answers about who you are and your budget range, if you give them; your display preferences (currency and area unit); and a session record that holds the IP address and browser your session was opened from, so a stolen link cannot be reused indefinitely. If you click a request control while signed in, that request is kept against your account so we can answer it. If you authorise an AI assistant, we also store which application you authorised and what you allowed it to read. Accounts have no password; the only exceptions are test accounts we create ourselves for app-directory reviewers.
- Billing, only if you subscribe to Pro. Stripe runs the checkout and holds the card, the billing name and address, and any tax ID you enter there; we never see the card. We keep the Stripe customer and subscription identifiers, the plan, whether it is monthly or yearly, its status and its period dates, so we know what you are entitled to.
- AI-assistant requests, only if you connect an assistant such as Claude or ChatGPT to our data. For each request it makes, PostHog records the tool called, the arguments the assistant sent (such as a building or area name, a bedroom type or a search term), how long the answer took and how large it was, any error, which assistant application made it and your account identifier. We use this to see which data is asked for and what is missing, and to fix problems. We do not record our answers, and we never receive the rest of your conversation: an assistant sends us only what the request needs.
What we do not collect
We ask for a phone number only on an enquiry, and an email address only on an enquiry or an account. We never ask for a date of birth, and we never see card details: if you subscribe to Pro, Stripe's checkout collects the card and the billing address for the invoice. We run no advertising, no fingerprinting and no cross-site tracking, and we do not sell, rent or trade personal data. The only party an enquiry may be shared with is a licensed brokerage that helps you with it.
Property data and personal information
The index is built from Dubai Land Department open data. That source is published at transaction level and we aggregate it: figures on this site are medians and counts over groups of transactions, never a named party, a title deed, a unit number or a contract.
If you believe a page identifies you or discloses something it should not, write to us and we will investigate and, where warranted, remove it.
Who else touches the data
Our infrastructure provider hosts the application and its database and therefore processes request logs on our behalf. PostHog processes product-analytics events on our behalf (PostHog Cloud); it never receives the name, phone number or message of an enquiry. Send & Retain sends our emails. Stripe processes Pro payments as an independent controller of the card and billing details it collects, under its own privacy policy. Fonts are self-hosted and served from our own domain, so reading a page makes no request to a font host.
An enquiry may be passed to a RERA-licensed brokerage we work with (named on the form once engaged), which uses it only to contact you about that enquiry and holds its own copy under its own privacy obligations.
Retention
Server logs are kept for a short operational window and then rotated out. Enquiries are kept for up to three years so a deal they lead to can be traced, then deleted; ask and we delete yours sooner. Usage analytics events, including AI-assistant requests, are retained in PostHog according to that project's retention setting. Billing records — the subscription and its invoices — are kept for as long as UAE tax law requires, even after an account is deleted.
Your rights
Under the UAE Personal Data Protection Law, and under the GDPR if you are in the EU or UK, you have rights of access, correction, erasure, restriction and objection over personal data held about you.
If you have never signed in or sent an enquiry, we hold no email address or name. Usage analytics still record that a browser visited pages, without knowing who you are. Write to [email protected] and we will tell you honestly what, if anything, we hold.
If you have an account, what we hold is your email address, the buildings you follow, your saved views, your first-visit context, your optional answers, your preferences, your sessions, any AI-assistant authorisations and, if you subscribed, your subscription record. You can delete all of it yourself from your account page, which removes the record rather than deactivating it; or write to us and we will do it for you. Deleting the account does not reach the analytics events, including AI-assistant requests, already recorded in PostHog under your account identifier: write to us and we will delete those too.
Children
The site is a professional reference and is not directed at children. We do not knowingly collect personal data from anyone under 18.
Changes to this policy
If we add anything that collects data — an analytics tool, a mailing list, an account system, a payment provider, a new kind of AI-assistant request record — this page changes before that ships, and the date above moves with it.
