A developer sets its own completion date when it registers a project with the Dubai Land Department. The ranking here compares that date with the register’s own as-of date on projects that have not finished: a live project past its registered date is overdue, which is a checkable fact about today rather than a forecast.

Completed projects are a weaker record, and the page says so rather than ranking on them. The register dates 339 of 511 completions to the registered day exactly — it writes the one date onto the other on completion — so no slippage is observable for them. Slippage below is measured over the 137 completions whose two dates genuinely differ, and every figure carries that sample.

Delivery record, ranked

Ranked by the share of live projects already past the completion date the developer registered, fewest first, among developers with at least 5 live projects. Ties break on the count overdue, then on live projects. Slippage is shown for completed projects whose registered and recorded dates differ, with that sample beside it, and needs 5 such completions to publish; “stamped” counts completions the register dated to the registered day exactly, where no slippage is observable.

22 of 28 developers clear the 5-live-project floor and carry a rank. The rest keep their counts and read “—” where a share would mislead.

Common questions

Which Dubai developer is running most to schedule?
Object One, with none of its 18 live projects with dates past the completion date it registered. Only developers with at least 5 live projects are ranked, because a clean sheet across three projects is not a record. Dubai Land Department project register to 2026-07-06.
How many Dubai off-plan projects are past their registered handover date?
44 of 331 live projects with dates on this page — 13% — are past the completion date their own developer registered, as of the register's date. That is a fact about today, not a forecast of when they will finish. Dubai Land Department project register to 2026-07-06.
How is developer delivery measured here?
Against the completion date the developer itself registered with the Land Department. The ranking uses live projects only: a project that has not finished and whose registered date has passed is overdue, and no later record can revise that. Completed projects are a weaker record — the register dates 339 of them to the registered day exactly, so no slippage is observable — and slippage is therefore reported over the 137 completions whose two dates genuinely differ. Dubai Land Department project register to 2026-07-06.
When a Dubai project's delivery date can be measured, how late is it?
The median measurable completion finished 1 month before its registered date, over 137 completions; 63% of those landed on or before it. This sample excludes completions the register dated to the registered day, which cannot show slippage either way. Dubai Land Department project register to 2026-07-06.
Which Dubai developers have the most projects past their registered date?
Azizi Developments, with 10 of its 47 live projects past the date it registered. Dubai Land Department project register to 2026-07-06.

Source: Dubai Land Department project register, as of 2026-07-06. Dates are the developer’s own registrations, not forecasts. A completion the register dated to the registered day carries no observable slippage and is excluded from the slippage figures rather than counted as on time. A developer is the company licensed to build the project, by the licence number on its registration — not the master developer that owns the land — and each record states its identity confidence.
