Dubai Wealth Index is a reference index, not a brokerage and not a valuation. These terms say what that means in practice.

Acceptance
These terms govern your use of Dubai Wealth Index at dubaiwealthindex.com. Using the site means you accept them. If you do not, do not use the site.
We may revise these terms. The date above marks the last substantive revision; continued use after a revision is acceptance of it.
What this site is
Dubai Wealth Index publishes computed statistics about Dubai residential property: median recorded sale prices, registered rents, gross yields and short-let return estimates, aggregated per building, area and unit size.
It is a reference index. It is not a brokerage, not a listing portal and not a valuation service. We do not sell property, represent buyers or sellers, hold client money, or arrange finance.
Not investment or valuation advice
Nothing on this site is investment, financial, tax or legal advice, and nothing here is a recommendation to buy, sell or hold any property or security. We are not licensed to give such advice and no figure on this site should be read as an offer, an inducement or a personal recommendation.
Every figure is a statistic about past transactions or current asking rates. Past recorded prices do not predict future prices. A yield computed from a median is not the yield of any particular unit. Take your own professional advice, and your own valuation, before committing money.
Accuracy and limits of the data
Sale and rent figures are derived from Dubai Land Department open data — registered sale transactions and Ejari rental contracts. Short-let figures are derived from publicly visible asking rates and a stated cost model whose assumptions are published on the methodology page.
We publish the data date and the sample size behind each figure, and we exclude cells too thin to be meaningful. We do not warrant that the underlying records are complete, current or free of error, and we do not independently verify them. Registration data lags the market, is restated by its source, and describes the registered price rather than any commercial reality behind it.
Short-let returns are modelled, not measured. They rest on an assumed occupancy and assumed operating costs, both stated on the methodology page. Change the assumption and the figure changes.
Acceptable use
You may read, cite and link to anything published here. You may not:
- scrape, crawl or bulk-download the site at a rate or volume that degrades it for others, or in circumvention of robots.txt
- republish the index or any substantial extract of it as a competing dataset or product
- present our figures as your own, or as verified valuations
- use the site to break any law, or any Dubai Land Department or RERA rule that applies to you
- attempt to access non-public parts of the service, or interfere with its operation
Intellectual property
The underlying transaction records are Dubai Land Department open data and are not ours. The index itself — the aggregation, the derived metrics, the rankings, the written method, the design and the code — is ours.
You may quote figures with attribution to Dubai Wealth Index and a link to the page they came from. Systematic reproduction of the index needs our written permission.
Third-party sites
The site links to and describes properties, projects and platforms operated by other people. Those links are references, not endorsements, and we have no control over and take no responsibility for what is on the other end of them.
Liability
The site is provided as-is and as-available, without warranty of any kind, express or implied, including as to accuracy, fitness for a particular purpose and uninterrupted availability.
To the fullest extent permitted by law, we are not liable for any loss arising from your use of, or reliance on, this site — including lost profit, lost opportunity, or any decision to buy, sell, let or price a property. Nothing in these terms excludes liability that cannot lawfully be excluded.
Governing law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute arising from them.
