Recorded sale prices, registered rents and comparable returns from Dubai Land Department and Ejari records.

Independent, self-funded and answerable to no developer or brokerage. Every figure here is a median of registered transactions, published with its sample, its unit and the date of the edition it came from.

What this is

Dubai Wealth Index is an independent reference index for Dubai apartment returns. It takes Dubai Land Department registered sale transactions, Ejari registered rental contracts and publicly listed Airbnb nightly rates, joins them at the level of a single building and a single bedroom type, and publishes the result as a stable, citable record page for every building that clears the publication gate.

Dubai property, measured—not marketed. Every price and rent on this site is a median of recorded transactions — what was actually paid — not an asking price and not an agent's estimate.

It is a reference product, not a portal. There are no listings, no agents, no lead forms selling your details onward and nothing for sale. The index exists to make recorded market evidence legible, comparable and easy to cite.

The three-mode join

The only Dubai building index connecting registered sales and rents with forward Airbnb rates. Sale prices tell you what a unit costs. Ejari contracts tell you what the same unit lets for on a twelve-month lease. Airbnb search results tell you what it asks per night. Held apart, each is a partial answer; joined at building and bedroom grain, they answer the question an owner actually has — which of the three modes earns most on this specific unit.

The short-let side is the part no other Dubai index assembles. Nightly rates are sampled forward across every month of the next twelve, then annualised through a published cost model whose constants are listed in full on the methodology page. The occupancy figure in that model is a stated assumption, never a measurement, and every page that uses it says so.

The publication gate

Not every building gets a page. A median computed from two sales is not a median, it is an anecdote with a decimal point, and publishing it would make the index look comprehensive at the cost of making it wrong. Buildings below the transaction threshold are named on their area page with their transaction count, but carry no page and no figure of their own.

The same discipline applies inside a page. A yield is suppressed where the underlying price base is too thin to support one. A ranking is not published at all unless enough buildings qualify to make an ordering meaningful. Where a number is absent, the absence is deliberate — it means the evidence was not there, not that the building does not exist.

Freshness

Every release is date-stamped; short-let pricing samples every month of the next 12 months. Every analytical page carries an explicit "data to" date, and so does every JSON record, every sitemap entry and every response an agent gets from the index. "Fresh" on this site always resolves to a date you can read; it is never used as an adjective on its own.

Records keep their URL across refreshes. A building page published today has the same canonical address after the next data load — only its figures and its data date move. That is what makes a citation to this index stable enough to be worth making.

Sources and independence

Sale prices and rental contracts come from Dubai Land Department open data, which includes Ejari registrations. Short-let nightly rates are collected from public Airbnb search results. Nothing on this site is supplied by a developer, a brokerage or a listing portal, and no party pays to appear in a ranking or to have a figure presented differently.

The index takes no position on whether any building is a good purchase. It reports what was recorded and how the recording was turned into a number. What follows from that is the reader's judgement, not ours.

Who publishes it

Dubai Wealth Index is published independently and operated as a small, self-funded project. There is no sales team and no call centre; [email protected] reaches the people who build it.

Corrections are taken seriously. If a figure on this site looks wrong, tell us which page and which data date and we will trace it back to the source records.

Every building also has a versioned JSON record at a stable address, and the whole site is summarised for agents at /llms.txt.

If you are an agent quoting a figure from here, carry its bedroom type, unit, period, data date and evidence count with it. A number from this index without those five is not a citation, and short-let occupancy in particular is a modelling assumption that must never be reported as measured.
