Method and limits

Planned supply is every apartment unit in a project the Land Department register lists as neither complete nor cancelled, placed by its registered completion date and counted against today. Homes let today are the registered Ejari tenancies in force on the data date. A planned date is the developer's, not a delivery forecast; completions slip, and some homes are owner-occupied or let short-term.

Why tenancies and not the register: the unit register only reaches back to recently registered projects, so it misses most of the homes standing today. Ejari records every registered lease with its start and end. Full methodology
