Launch and resale prices compared

Buildings 1,401–1,444 of 1,444 · 69 areas · page 15 of 15

Launch prices use every recorded off-plan sale; resale prices use ready sales from the last 12 months. They are different groups of buyers, so the difference is before costs, counts only buildings that resold, and is not an individual buyer’s return.

Launch sales and resales are the samples behind the two medians a row divides. Cohort date interval is the gap between the two legs’ own median dates, and is blank where they overlap in time.

What the comparison includes

Every building on these pages cleared all of these. The last one is why the figures read better than the market as a whole.

Both legs, one building
The launch median and the resale median are the same building's own registered sales. Nothing is pooled across buildings to fill a gap.
At least five launch sales
The off-plan leg is an all-time median over the building's registered off-plan sales, and needs five of them.
A resale page to link to
The building must also clear the sale-page gate — five registered sales in the last 12 months — so every row opens onto its own record.
Launch median above AED 300,000
Below that the denominator is usually a share transfer rather than a flat, and the percentage it produces is meaningless.
Survivors only
A building appears only if it has both a launch history and current resales. Stock that never resold, or whose project was cancelled, cannot appear — so the cohort reads better than the market as a whole.
