The top row returns 23.29% net at the assumed 80% occupancy; the median across the 50 ranked is 18.61%. Buildings where the nightly let earns less than the lease are excluded.

What a unit earns on Airbnb, net of platform and management fees, cleaning and utilities, against the annual rent actually registered on the same building and bedroom type with the Land Department. These figures assume 80% occupancy. Occupancy is not published by anyone and is not in this data — it is an assumption, not a measurement. Halve it and you roughly halve every revenue and premium below. Both sides are gross of tax, and short-let additionally carries a DET permit and furnishing that a long lease does not, so the gap overstates what an owner keeps.
